This is the most common listing service in the industry. One of our professional sales associates will work to sell your home, handling all the details from start to finish.


In this, "Exclusive Right of Sale" type listing, your agent will place your home in your local Realtors Multiple Listing Service.ensuring the details and the photos give your home the best exposure possible. The MLS is where over 80% of home buyers find their homes.


Some of the things a licensed real estate professional handles for you are:


  • Once listed, buyers agents will contact your agent for access to the property. Your agent will keep track of who has visited the home, and follow up with them for feedback and to answer any questions.
  • Once an offer is presented, you will be represented by a Professional negotiating the terms and conditions, and reviewing the contract before you sign anything.
  • If a potential buyer is obtaining financing, we will review the quality of their offer and pre-approval so you know the quality of the buyer making the offer.
  • Your associate will handle any questions that should arise in the course of an inspection.
  • As the deal comes near Closing, a professional will review the closing statement, handle any problems that arise in a final inspection and coordinate the closing on your behalf.
  • You will have someone to lean on and ask questions of from the beginning to the end of the process.


Typically listing commissions are in the 6% range, but can vary depending on the Property. The commission is split between the listing agent and the selling agent (the agent who brings the buyer) and is paid at Closing.

For a one time, up front fee, of $ 495, we place your home in your local MLS. You will provide the photos and description. However, a professional will go over the details with you to help make sure the best features of your home are highlighted.


Once listed, your home appears and is searchable in the same way all other listngs appear. Buyers agents will call you directly to make appointments and present offers.


When we take your listing, you must decide how much commission to offer a buyers agent that procures the sale, typically 3%, but it can be anything you choose. With this program, should you find a buyer on your own, one who did not find your property through a real estate agent, you can cancel your listing and pay 0% commission. However, should a you accept an offer from a buyer working with an agent, you will have to pay them, at closing, the commission offered in the listing.
